  1. Is this a 55+ Community?
    While Terrace Estates at Mt. Henry was originally designed as a 55+ community, it is no longer restricted by age requirements. The community has recently opened its doors to residents of all ages, offering a welcoming environment for anyone seeking a peaceful, maintenance-free lifestyle in a beautifully crafted home. This change reflects our commitment to creating an inclusive, vibrant neighborhood where a diverse range of residents can enjoy the luxurious amenities, modern features, and tranquil surroundings that Terrace Estates has to offer.

  2. Is Main Eco Homes the exclusive builder in the community?
    Yes, Main Eco Homes being the sole builder allows them to maintain consistent quality and design standards across all homes in the subdivision.
  3. Can I purchase a lot in the subdivision?
    Yes, we have lots for purchase. Please, contact us for more information.
  4. What is the monthly association fee and what does it include?
    The monthly association fee is $340.00 and covers the expense of Cable TV and High-Speed Wireless Internet for each home, the grounds maintenance on each lot and the common areas. This includes fall and spring cleanup, landscaping, mowing, plowing of the road and driveway, sanding of the road, the irrigation system, and common area insurance, leach field & electricity.
  5. What are the taxes?
    $3600 +/- per year
  6. Does the Community have an Entrance-Fee?
    Yes, each new homeowner pays a $1500 Entrance-Fee at closing to Terrace Estates at Mt. Henry.
  7. How many homes will there be in the community?
    There will be a total of 18 homes.
  8. When will the community be finished?
    The date of completion for the community is demand driven and is based upon sales.
  9. Is this a Condo?
    No, this is not a Condo. This is a Homeowners Association and each homeowner owns their land and home, and is responsible for the inside and exterior structure of their home.
  10. Can you rent your home?
    Yes, homes may be rented to persons for a minimum of one month and up to four times per year. All renters must be approved by the Association with a satisfactory background check and a lease must be submitted to the Association prior to the start of the rental period.
  11. What is the Water and Septic supply?
    The water is public. Each homeowner has their own water meter and is responsible for paying their water bill, due quarterly to the Bridgton Water District. The septic system is private. Each home has their own 1000 gallon septic tank and share common leach fields.
  12. How long does it take to build a new home?
    Depending on the size, 4 +/- months from start to finish.
  13. What is the pet policy?
    We welcome your pet; however, no animal husbandry shall be housed or kept on the property, provided, however, that this shall not exclude common household pets. If a Lot owner chooses to have a common household pet, there is a two pet maximum with a sixty-five pound limit for each pet. Breeds including, Pit bulls, Rottweilers, Doberman Pinchers, Chows, Akitas, Alaskan Malamutes, Siberian Huskies, St. Bernards, Wolf Hybrids, German Shepards, and a mix of any of the above are not permitted, including visiting dogs. All pet waste, must be picked-up from the Owner’s property and Common Areas and disposed of properly. All pet urination shall be conducted in the Owner’s rear or side yard and not in the Owner’s front yard or Common Area. No dog houses, runners or tie-outs are permitted on the property or grounds.

  15. What is the internet and phone provider?
    High speed internet and cable is provided by Spectrum and the service is included with the HOA dues. Satellite dishes are prohibited.
  16. Can I add an alternative heat source besides the air/heat pumps and electric baseboards?
    Yes, you can add any source that is directly vented through the exterior wall.

  19.  How big are the homes?
    You can customize the style and size of your home within a 1700 SF building footprint.
